Basement Conversion Design Across the UK

A basement conversion is won or lost below ground. Waterproofing, structure, escape and natural light all have to work before a single drawing goes to the council. Xpanza designs basement conversions as one coordinated job, covering planning, structural engineering and building regulations, so the scheme is ready to price from and build from.

Types of Basement Conversions We Design

How much digging is involved decides the structure, the planning route and the neighbour questions. Here is what we design most.

01

Cellar and Existing Basement Conversion

Turning an existing cellar or basement into habitable space. The focus is waterproofing, head height, ventilation and escape rather than heavy digging.

Existing space
02

Basement Lowering

Lowering the floor of an existing basement to gain head height. This usually involves underpinning the existing walls and carefully planned temporary works.

Underpinning
03

New Basement Under an Existing House

Excavating a full new basement beneath the property. The most involved route, with structure, ground conditions and party wall questions to resolve together.

New excavation
04

Basement Extending Beyond the House

A basement that reaches out under the garden or driveway for a larger footprint, with lightwells and access designed in from the start.

What’s Included in Our Basement Conversion Service

You send the measurements, photos and what you want from the space. We send back one coordinated pack, with no gaps between the drawing, the application and the structure.

01

Feasibility and Layout

Existing and proposed plans and sections, with head height, stairs and room layouts checked early.

02

Planning Drawings and Application

Drawings prepared to validation standards and submitted, or a permitted development check where full permission isn’t needed.

03

Structural Design

Underpinning, retaining walls, new openings and steels calculated and drawn, coordinated with the layout.

04

Waterproofing Strategy

A waterproofing and drainage strategy designed to BS 8102 principles, so the space stays dry and usable.

05

Building Regulations Drawings

Construction detail covering escape, ventilation, drainage and insulation, all in one coordinated set.

06

Party Wall Support

Where digging affects a neighbour’s foundations, we can prepare and serve the party wall notices too.

Getting it right

What Makes Basements Different

Four things separate a basement from any other conversion. We design each of them in from the first draft, not after planning.

WaterKeeping it dry

Waterproofing and Drainage

Ground water is the biggest risk below ground. The waterproofing system, drainage and any pumping are designed as part of the scheme, not left for site.

StructureCarrying the load

Underpinning and Retaining Walls

Lowering or extending a basement changes how the house is supported. Our structural calculations cover foundations, retaining walls and temporary works.

LightSafe and usable

Light, Escape and Ventilation

Habitable rooms below ground need a safe way out, fresh air and daylight. Lightwells, windows and escape routes are planned with the layout.

NeighboursNext door

Party Wall and Boundaries

Digging near a neighbour’s building can trigger an excavation notice under the Party Wall etc. Act 1996. We check this at the start, not halfway through.

Our process

How Your Basement Conversion Runs

Four steps from first measurements to construction-ready drawings, handled by one team.

01

Send Us the Property

Measurements, photos of the existing cellar or ground, and what you want from the space. We confirm the route and what the conversion will involve.

02

Design and Layout

Layout drawn, stairs and lightwells positioned, head height checked. You react and adjust until it works.

03

Planning, Structural and Waterproofing

Planning drawings and application where needed; structural calculations and waterproofing strategy coordinated with the design.

04

Ready to Build

Construction-issue drawings ready for the build, and we answer site and building control queries on our work.

Commonly Asked Questions About Basement Conversions

Straight answers to the questions we’re asked most. If yours isn’t answered here, call 07446 197853.

It depends on the work. Converting an existing cellar internally often needs no planning permission, but digging a new basement, forming lightwells or working in a conservation area usually does. The rules differ between Wales and England, so we check your property before you commit.

Yes. Basement conversions involve structure, waterproofing, drainage, ventilation and escape, so building regulations approval is needed. We prepare the drawings and calculations building control asks for.

By designing the waterproofing and drainage to suit the ground conditions and how the space will be used, rather than adding it as an afterthought. The strategy is shown on the drawings so it can be priced and built correctly.

Only if the basement floor is being lowered or a new basement is being dug beneath the existing walls. Converting a cellar that already has enough head height normally doesn’t need it. Our structural calculations confirm what your property requires.

If digging goes within the distances set by the Party Wall etc. Act 1996 of a neighbour’s building and deeper than their foundations, an excavation notice must be served before work starts. We can prepare and serve it as part of the same project.

It depends on the size of the basement and whether you need drawings only or the full package through planning and structural. Use our cost calculator for an instant indicative estimate based on our published rate card. Your exact price is confirmed in writing after a free consultation.
